The Eglin AFB area is largely made up of military, DOD civilians, defense contractors, veterans, descendants of veterans and their families who came to this area while in the military and chose to make it their home. Many of the people here are highly patriotic and they proudly support our military and their families. Whether you are Army, Navy, Air Force or Marine you will fit in well here.
Military families love this area for many different reasons. Many families like it here because of the great schools, warm weather and the plethora of recreational activities available in the area. Additionally, Eglin has outstanding facilities including a teaching hospital, large marina complex, top notch gym and fitness facilities and one of the top commissaries in the DOD.

The diverse military population is spread around the area and serves at many locations including:
Eglin AFB, Duke Field, Hurlburt Field, as well as the U.S. Army’s 7th Special Forces Group near Crestview.

Neighborhood profile:  Bayshore Place – Bayshore Place is a family neighborhood located on the southern tip of the Niceville Peninsula.  The neighborhood has only one way in and one way out so there is not a lot of traffic.  Bayshore Place homes were built by local builders and are either custom or semi custom.

Neighbor Size: ~129 homes

Lot size:  Most between .3 and .5 acres.

Home size:  Most between 2300 and 3000 sq ft.

Year built:  Most homes were built between 2003 and 2008 but there is new construction on occasion.  New statewide hurricane building standards were established during 2002 and they provide significant insurance savings compared to most previously built homes.

Commute: Less than 15 minute drive to Eglin.

Location advantage:  Easy drive to shopping (Publix, Walmart, etc), and schools (Niceville, Ruckel, Plew, Collegiate High School, Northwest Florida State College).  The neighborhood is centrally located between Eglin and Destin.

Schools:  “A” rated public schools are among the best in the State. The Bayshore place subdivision is zoned to Plew Elementary, Ruckel Middle and Niceville High School.  Collegiate High School is also a possibility with admission done by a lottery process.

Recreation:  Neighborhood is less than a half mile from a public boat launch. Destin beaches are a short 20 minute drive.

Market Analysis:  8 homes in Bayshore Place were sold in 2013 with an average selling price of $408,625 and an average heated/cooled square footage of 2,783.5.  The average price per square foot was $146.8. 

Other Bayshore Place Market facts:  Most of the lots were very close to .33 acres but one was .61 acres.  Six of the eight homes had a sales price between $385,000 and $416,000.

What are the top ten reasons to live in the Eglin, AFB area?  Okaloosa County is home to military personnel from all services including personnel stationed at Eglin, AFB, Hurlburt Field, Duke Field as well as the U.S. Army’s 7th Special Forces Group near Crestview.  So you have orders to the area and you want to know more about it.  Well, many people will be envious of you and they may feel like you just found the elusive golden ticket.  The Eglin area is one of the most desired locations to be stationed at in the United States.  Your next question is why do people like the Emerald Coast area?   Here is my top ten list:

  1. Nice weather – Warm sunny weather is hard to complain about.
  2. Beautiful beaches – The soft white sand and clear emerald waters make the beaches here among the best in the world.
  3. Top schools – The schools in Okaloosa County are consistently the top in the state of Florida.  The area attracts wonderful teachers and the well grounded demographics of the student body help produce an atmosphere where learning and achieving is the norm.
  4. Easy commute/low traffic – If you are coming from a long commute area like D.C. you will appreciate not living in gridlock.  The new bypass around Niceville will make it even better.
  5. Low crime – No place is perfect but crime here is below average compared to other parts of the country.
  6. Outstanding recreation – Bay, bayous, rivers, and Gulf offer great recreational opportunities for boating, fishing, sailing, kayaking, paddle boarding, etc.  Additionally, there are many more activities available such as golfing, hiking, biking, tennis and the list goes on and on.  If you like to stay active this place is for you.
  7. Great shopping – While this is no metropolitan area it does have good shopping for its size.  Some examples include: Silver Sands Outlets, Destin Commons, Santa Rosa Mall, Uptown Station and Grand Boulevard Town Center.
  8. Base facilities – The area bases have great facilities.  The Commissary at Eglin is one of the best in the world.  The hospital on Eglin is a teaching hospital with more capability than a clinic.  Eglin has 3 marinas, an Olympic size swimming pool and a top notch gym facility.
  9. Nightlife – being near one of the top tourist destinations in the South has some advantages.  The area has a plethora of outstanding restaurants, oyster bars and nightspots.
  10. Hometown atmosphere – One of the best things many people like about the area is the friendly hometown atmosphere here.  This area is mostly made up of:  veterans, DOD civilians, contractors with a connection to the military or descendants of the military.   So if you are military or connected to the military then this is your hometown.  Furthermore, the community is very patriotic and they will make you feel at home here.  There is a reason why they call Niceville…Niceville.
